Going Beyond the Minimum: Helping Home Buyers Understand Their Home

As Wisconsin Licensed Home Inspectors, our required scope of inspection does not mandate that we operate every appliance or verify that each one turns on and functions properly. The Standards of Practice focus primarily on evaluating major systems and identifying visible defects that could impact safety, structure, or significant financial concerns.

However, whenever possible, I believe in going beyond the minimum.

Buying a home can be overwhelming — especially for first-time buyers. Many clients are unfamiliar with certain systems or features, and simple questions can create uncertainty or hesitation.

Education is Part of the Inspection

While inspecting a recent property, I took a few extra minutes to show a homeowner how to safely operate her first gas-powered fireplace.

Gas fireplaces can feel intimidating if you’ve never used one before. Questions often include:

  • Where is the shut-off valve?
  • How does the ignition system work?
  • Is there a pilot light?
  • What safety precautions should I follow?

Although appliance operation is not always required under the Wisconsin Home Inspection Standards of Practice, taking the time to answer these questions helps buyers feel confident and informed in their new home.

A home inspection is not just about identifying defects — it’s about helping clients understand the systems within the home. When buyers understand how things work, they are more likely to maintain them properly and recognize when something doesn’t seem right.
